How to Compare Three Renovation Quotes That All Look Different
Three contractors visit, three quotes arrive, and they are separated by tens of thousands. The instinct is to assume the highest is overcharging and the lowest is a bargain. Usually neither is true. The quotes describe three different projects, presented in three different formats, and the comparison is impossible until they are converted to a common basis.

Start by identifying what type of quote each one is
Quotes broadly fall into categories, and mixing them up makes comparison meaningless.
A fixed-price quote states a total for a defined scope. A cost-plus arrangement charges actual costs plus a percentage or fee. A quote built largely on allowances presents a total that is partly notional.
Fixed price offers certainty and requires a well-defined scope up front. Cost-plus offers transparency and less certainty. Neither is inherently better, but comparing a fixed price against a cost-plus estimate as though they are equivalent numbers is comparing incompatible things.
Build a line-by-line comparison
The most useful exercise is a simple table listing every element of the project down one side and each contractor across the top.

Fill in what each quote includes for each line. The gaps become obvious immediately, and they are almost always the explanation for the price difference.

Interrogate the allowances

Two contractors can quote the same room and intend different work.

Communication matters more than most people anticipate. The contractor who answered your questions clearly during the quoting stage is likely to communicate the same way during the work, and the one who was hard to reach beforehand will not improve.
Treat a very low quote as information
When one quote sits far below the others, something explains it. It may be a genuinely leaner operation. More often it is a smaller scope, thinner allowances, an omitted stage, or a deliberate underbid intended to be recovered through change orders.
